- Project Type: Residential: Block of flats – Full scaffolding wrap
- Timescale: 16 Weeks

Scaffolding Requirements
A full scaffold on the North, East, South & West facing elevations of the property was required on site for the following works: Roofing works, down pipe replacement & gutter and fascia replacement. There were also X2 tank rooms which required scaffolding on the roof level. Moving materials from the ground floor to working tiers was transitioned using a 500KG material hoist on the West facing elevation. This ensured the safe transportation of materials from A to B. Working hours on site were 8am-4pm due to the busy residency. Allocated parking and loading bays were provided to ACE Scaffolding. Pre site surveys and meetings were carried out in preparation for this project to run smoothly. As always, the strict Council rules / guidelines are applied and followed.
How we approached this project
1. Planning and Safety Considerations: The first step as always with Brighton & Hove Council, is a detailed site survey, where the structural layout of the building is examined, access points identified, and potential risks assessed. This involves coordinating with the council to minimize disruption to residents and comply with any specific council guidelines.
Health and safety plans and action were put in place, including risk assessments, installing safety barriers, signage and ensuring safe access routes for ACE Scaffolding operatives. We were allocated designated loading bays which we had to walk our equipment to site specific areas then to erect scaffolding.
- Letters of information sent to resident’s months before works were carried out informing them of the Councils intentions
- Design and planning
- Logistic planning
- Supervision during erection & dismantle
Our team and the Breyer Group team know it is essential to execute safe and efficient scaffolding operations for Brighton & hove Council. We have successfully erected and dismantled many projects for years before hand, which has helped us gain experience on how the Council like things done.

2. Engineering and Scaffold Design: We had to arrange an on-site meeting with the design engineer for him to advise us on how to erect this scaffolding. This is a large block with many different areas that require access.
Key design elements include:
- Building survey – The engineer was not given any building documents due to the Council not being able to access them. Therefor a day’s work was required to measure and survey the full ins and outs of the building.
- Structure safety – Anchor ties were the tie of choice on site here. The engineer included over 100 ties on site. Ties were pull tested with certificate evidence. The engineer had to take weather conditions into consideration here. As the area is so close to the seafront.
- Platform size – The design engineer had to allow for a double width scaffold on site due to the large amount of fascia works with a mansard roof above this area.
- Additional structures – Edge protection on the flat roof areas were required as well as tank room structures which were placed on the main pitch roof areas.
3. Installation of scaffold on site (The installation process was as follows):
- Making safe working areas
- Adding barriers and signage
- Erection of the independent scaffold
- Installation of 500KG material hoist
- Complete elevations in site required order
- Erection flat roof edge protection
- Erection of tank room scaffolds
- Adding ties required by design
- Pull testing 5% of ties
- Installation of debris netting
Once the work was complete, all scaffold is dismantled in reverse order.

Our in-house team provided the following on completion:
- Hand over certificate
- Weekly scaffold inspections
- Scaffolding inspection register report
Erecting scaffolding for Brighton & Hove Council require the highest levels of health and safety preparation to protect both workers, residents and the public.
